Hyatt Commercial Leases 8,400 SF Office Space to S3I Engineering in Lexington Park, MD

LEXINGTON PARK, MD — April 22,2026 — Hyatt Commercial Real Estate announces the lease of 8,400 square feet of office space at 46650 Corporate Drive in Lexington Park, Maryland.

S3I Engineering, a specialty systems engineering firm, will occupy the space as part of its continued growth in the region. Nick Stellway and Tyler Wood of Hyatt Commercial represented the landlord in the transaction.

The lease comes at a time when the St. Mary’s County office market continues to work through elevated vacancy levels compared to prior years. As of April 15, 2026, there is approximately 435,401 square feet of vacant office space across St. Mary’s County.

“While absorption has trended negative over the past few years, rents and sale prices have remained firm and have even increased,” said Nick Stellway, Vice President at Hyatt Commercial.

Despite these broader conditions, recent activity points to improving momentum.

“Leasing activity has remained steady for smaller office spaces under 5,000 square feet, and we’ve seen a recent uptick in tenant inquiries,” Stellway added. “We’re pleased to help reduce vacancy by 8,400 square feet with a growing government contractor.”

Additionally, this transaction reflects continued leasing activity in the area. Demand remains steady from government contractors and engineering firms.
