Hyatt Commercial Brokers Second Sale in Knighton at Annapolis Towne Centre Portfolio for $4.8 Million

Annapolis, MD – May 15, 2025 – Hyatt Commercial announced the $4.8 million sale of 2045 West Street in Annapolis, Maryland—also known as Parcel 1 in the Knighton at Annapolis Towne Centre portfolio. This sale marks the second of four parcels in the assemblage to close.

Cecil Cummins, John Sindler, and Justin Mullen of Hyatt Commercial represented the seller, Golden Gateway Enterprises, along with a second family stakeholder. The buyer, Dr. Vaibhav Patel, owner of Patient Care Pharmacy, has operated his business on the property for years and is deeply connected to the surrounding community.

The parcel includes multiple structures, including the current home of Patient Care Pharmacy and the former Adore Jewelry Store building with a drive-thru. Dr. Patel intends to maintain operations and explore leasing opportunities for other buildings on the site.

Parcel 1 is part of a four-parcel portfolio situated at the edge of the City of Annapolis and Anne Arundel County in the highly visible Parole submarket. The assemblage offers flexible zoning and strong potential for redevelopment or investment.

This marks the second successful sale within the Knighton at Annapolis Towne Centre portfolio. The first transaction, involving Parcel 4 (10 Old Solomons Island Road), closed for $2.65 million in April. More updates on the remaining parcels are expected in the coming months.
