Hyatt Commercial Facilitates $1 Million Sale of Severna Park Office Property

Severna Park, MD – October 23, 2025 — Hyatt Commercial announced the sale of 605 Baltimore Annapolis Boulevard in Severna Park, Maryland, for $1,000,000. The transaction was brokered by Cecil Cummins, Eric Pinkett, and Owen Wellschlager of Hyatt Commercial’s Investment Sales Team.

The +/- 3,960-square-foot office building is home to four tenants and has long served as a neighborhood staple. One of its suites has operated as a dental practice for more than 50 years. The property’s history reflects a strong legacy of local ownership. The first owner, a dentist, developed the building and operated his practice on site. Dr. Lynn Morgan later purchased both the building and the dental practice, continuing operations for years. In 2023, Dr. Morgan sold the business to Dr. Sahar Zare, who has now purchased the real estate as well — becoming the third owner of both the practice and the property.

Positioned along Baltimore Annapolis Boulevard, the building sits within one of Anne Arundel County’s busiest commercial corridors. The location offers high visibility, convenient access, and strong surrounding demographics — all valuable traits for office users and investors.

Constructed in 1970 and zoned C2, the property combines community legacy with investment stability. Its multi-tenant layout and established infrastructure make it a versatile asset. Dr. Zare will continue to operate Luminous Smile, the dental practice on site, while also managing the property for other tenants — maintaining the building’s long tradition of local ownership and care.
